    Our client is a leader in providing 3rd party general contracting services to many leading multifamily developers in Southern California. This position will target new multifamily clients and support the new business by leading the unit superior project management leadership.

    • Help find and harness new clients in the multifamily residential community
    • Work with the Senior Vice President of Construction to properly estimate, bid, negotiate and buy-out all projects
    • Work with the field crews to maintain all budgets and schedules
    • Monitor projects weekly and report to the Senior Vice President Construction on conformance with the contract schedule.
    • Facilitate processing of RFI’s, submittals and samples among the contractors, the owner and the owner’s consultants, ensuring that all responses are done in accordance with established project parameters.
    • Manage the Sub Contractors and General Contractor (if present) to ensure that all required mock-ups are prepared and presented to the owner for review and approval prior to Construction installation.
    • Conduct all critical pre-installation conferences with General Contractors, subcontractors, consultants and manufacturer’s representatives in accordance with project manual requirements.
    • Oversees construction administration consultants to ensure that field observations are performed in accordance with the project schedule and other contract documents.
    • Attend weekly owner/architect/contractor (OAC) meetings.
    • Take weekly progress and technical “Knowledgebase” photographs of all assigned projects and digitally archive in computer network files.
    • Assists the Vice President Construction in the review, investigation and validation of Proposed Change Order Requests (PCOR)
    • Manage all neighborhood outreach programs and unsure compliance with any association requirements.
    • Prepare, or cause to be prepared, all required punch lists; and follow-through to ensure timely and proper completion by the General Contractors and subcontractors.
    • Manage all FFE installations to ensure consistency with the project schedule, plans and specifications.
    • Manage the entire building turnover process in accordance with the contract documents, facilitating and enhancing communications among the Contractors, the Community Manager and the Community Service Manager.
    • Conduct weekly Construction/operations/contractor meetings, starting upon building turnover, to facilitate communications and resolve critical issues.
    • Assists the operations group with warranty service repairs, when necessary.
    • Manage landscape architects to ensure that project landscaping is provided and installed in accordance with the contract documents and work with Contractors to ensure proper completion of final punch lists prepared by landscape architects.
    • Obtain notices of completion and/or compliance certifications from all construction administration consultants.
    • Work with the contractors to ensure that all project closeout documents are submitted in accordance with the contract. Assist the Vice President Construction in the review, approval and archiving of all closeout documents.
    • Manage the entire process required to reduce and ultimately exonerate all bonds posted in connection with assigned projects.

    Requirements

    • Bachelor's degree (B.A.) from four-year college or university (in construction, engineering, architecture preferred) ; and five to ten years related experience and/or training; or equivalent combination of education and experience.
    • Experience in construction management of multifamily or mixed use product.
    • Must have a fundamental understanding of the plan check, permitting and building inspection processes, and be able to interface with building department officials.
    • Must be organized and capable of managing tasks on multiple, concurrent projects.
    • Must be skilled in reading and interpreting plans and specifications.
    • Must have excellent oral and written communication skills.
    • Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.
    • Intermediate MS Outlook, Work and Excel skills.
    • Intermediate MS Project software skills.

    Salary
    Around 120K plus bonus and benefits... Depending on experience. You must be a strong candidate with no less than 15 years experience. YOU MUST LIVE LOCAL.

    Job Description

    Divisional Operations Responsibilities:

    • Primary responsibility will be to maintain Yardi ASP applications (we'll call them "Yardi" from here) and users both in corporate offices and in multiple senior living communities.
    • Work with divisional management and users, and corporate management in support of Yardi including general ledger, fixed asset, reporting, accounts payable, accounts receivable and senior living management.
    • Assist in creating Yardi operating policies, work flows, processes, and procedures for full-cycle property accounting for multiple senior living communities, including:
    • Responsible for resolving application support requests for Yardi ASP applications, developing documentation of Yardi procedures, and developing Yardi training.
      • Senior Living Management.
      • Fixed Assets.
      • Cash Management.
      • Banking Positive Pay and Reconciliations.
      • Balance Sheet Reconciliations.
      • General Ledger Entries.
      • Financial Statement Preparation.
      • Executive Dashboard and Analytics.

    Help Desk

    • Maintain Yardi Help Desk queue and Yardi regional Help Desk queue.
    • Assist users via telephone and e-mail with daily support needs.
    • Set up of new users, modification of existing users.

    -  Documentation

    • Develop documentation of new Yardi processes.

    -  Training

    • Conduct New User Yardi training.
    • Develop new Yardi training.

     

    Community Operations Responsibilities:

    • Improve Yardi procedures, processes, workflows and policies in support of management reporting, information flow, business process and organizational planning.

    Corporate Operations Responsibilities:

    • Using Yardi ETL, assist Divisional accounting management in preparing consolidation entries for upload to  Corporate Oracle ERP and work with Corporate accounting management to transfer entries.
    • Work with Corporate to ensure SOX compliance in Yardi operations, and management of change, assets, projects, security, outsourcing and backup/recovery.

    Desired Skills & Experience

    Job Requirements:

    • 3+ years experience of working with YARDI accounting software
    • Proficient in Word and Excel
    • Detail-oriented and able to perform duties in a fast-paced environment
    • Strong math, communication, composition and interpersonal skills.

    SALARY: 85K -100K based on experience outlined above. Potential for bonus.

    We are seeking a talented candidate to join our Client and  lead all aspects of their apartment community acquisition efforts in their core markets of California, Arizona, Nevada, Colorado and Washington. An overview of responsibilities includes: source new deals, investigate new markets, conduct underwriting & analysis, inspect physical sites, participate in due diligence, and structure & complete transactions. This is a significant addition to our client's management team therefore we seek ONLY the best multifamily acquisitions experts in the area.

    Recruiter Notes: We are seeking candidates that are presently in a NON-Partnership level acquisition position, with entrepreneurial business acumen, proven ability to source value-add opportunities between$7.5 - 20 million, organized and able to eventually lead an acquisitions team but able in the mean-time to be self sufficient. If you have the ability to source land too that's a plus. We'd prefer to have candidates that live in the LA market but are open to surrounding areas. There is NO relocation.

    KNOWLEDGE, SKILLS AND ABILITIES

    EDUCATION & EXPERIENCE
    - BA in business administration, finance or related field is required. MASTERS in Real Estate or equivalent highly desired but not required
    - 12+ years business experience identifying, underwriting & closing real estate transactions. Specifically multifamily apartments in California.
    - Computer literate
    - Strong analytical, verbal and written communication skills
    - Professional demeanor with a strong work ethic
    - Must have local California knowledge and live locally.

    Position: Director of Property Management

    Reports to: Owners, President, CFO

    The primary responsibility is to oversee all operational aspects of a mix real estate portfolio, including the overall financial and physical operations. The Director of Property Management will lead the entire management team in day-to-day duties and interact with all departments (Marketing, Accounting, Acquisitions, etc.) and the Executive Office.  Responsibilities include:

    • Provide team leadership and guidance in a fast-paced work environment
    • Direct and oversee all sub-market property management teams on operational issues, tenant issues, city and compliance issues
    • Hire, adjust and train all staff to accomplish department goals
    • Monitor and evaluate performance of staff through benchmarking, exception reporting, and statistical analysis
    • Formalize reporting to the Executive Office; review/prepare monthly property summaries
    • Review and monitor performance of property budgets, variances, etc.
    • Provide oversight for the annual budgeting process and prepare mid-year re-forecasts
    • Prepare third-party, agency and joint-venture reporting as required
    • Coordinate long-term maintenance plans (capital improvement) with staff, Owners and Construction Manager

    Required and Pluses:

    • Bachelor’s Degree for an accredited university
    • 7 + years of residential/commercial property management supervisory experience
    • Proficient with Microsoft Office applications
    • Strong organizational skills with the ability to multi-task
    • Affordable compliance/audit experience a plus

    General Overview: The Senior Project Superintendent is responsible for the complete supervision of the project including scheduling, sequencing, subcontractor management and direction, safety, agency coordination and inspections, utility coordination, scheduling and inspections. The Project Superintendent performs the above tasks under the general direction of the Vice President of Production. The Project Superintendent takes project specific direction from the Senior Project Manager.

    Responsibilities/Duties:

    I. Budget

    A. The Project Superintendent manages the Subcontractors to perform their work according to their contract agreements.

    B. The Project Superintendent manages the Subcontractors to avoid unnecessary additions to scope or costs.

    C. The Project Superintendent reviews and makes recommendations with respect to all proposed Subcontractor Change Orders.

    II. Construction Documents

    A. The Project Superintendent shall study, understand, and coordinate the work as detailed in the construction documents and ensure that the work is carried out in accordance with the Contract Drawings, Specifications, Bulletins, Shop Drawings, Design-Build Plans, RFI and correction notices.

    B. The Project Superintendent shall ensure that safety is practiced at all times on and around the site in connection with the work.

    C. The Project Superintendent will request additional information from the available sources when there are conflicts, inconsistencies, or gaps in the construction documents.

    III. Schedule

    A. The Project Superintendent shall study and understand the project production schedule.

    B. The Project Superintendent shall direct, sequence, coordinate and schedule the work and subcontractors according to the project schedule.

    C. The Project Superintendent shall anticipate upcoming operations and make advance orders of materials, equipment, and manpower according to the project production schedule.

    D. The Project Superintendent shall communicate critical path information to the Subcontractors and Suppliers according to the “two week look ahead” schedules each week.

    E. The Project Superintendent shall run the weekly Subcontractor Safety and Production Meeting each week.

    F. The Project Superintendent shall ensure quality construction from the ground up.

    IV. Project Liaison

    A. The Project Superintendent shall interface with the onsite Community Manager, company executives, and personnel that are involved with the project. It is a specific requirement that the Project Superintendent shall treat company counter parts as “the customer” and will address the needs of other company departments on a priority basis with courtesy and a positive attitude.

    B. The Project Superintendent will act as a Liaison with all agency representatives that visit the site.

    C. The Project Superintendent will schedule and attend all inspections for all agencies.

    D. The Project Superintendent will schedule and manage all Consultant inspections.

    E. The Project Superintendent will oversee the unit and building turn-over process.

    V. Qualifications

    A. The Project Superintendent shall have at least 15 years experience in building new multifamily construction projects.

    B. The Project Superintendent shall have experience in construction management software programs, such as MS Word, MS Excel, MS Outlook, MS Project and ProLog.

    C. The Project Superintendent shall have excellent people management and communication skills.

    D. The Project Superintendent shall be well versed in construction site safety practices.

    E. A Construction Management or equivalent degree is preferred but not required.
