Position: Entitlement Manager
Location: Orange County, California

Salary: Around 75K plus bonus potential and benefits. Will not go above this. Client needs a candidate that fits within their current ranks.

Our client is very successful developer of Multifamily/Apartment product and presently they are in need of a strong entitlement manager with experience (solid past 3 years) in market rate multifamily. They have multiple projects in escrow and are in various stages of entitlements. This is a general job description but expected functions & knowledge base are as follows:
Primary Function: Help secure permits and entitlements necessary for development, and assist in site planning and property-specific development decisions. Assure project readiness beginning with site assessment, working through land use and design entitlements, and finishing with permit ready construction documents.

Incorporation of Municipal Design Criteria
Planning, Entitlements, and Design
Land Use Entitlements (Rezone, General Plan Amendments)
Site Planning
Design Review Entitlements
Municipal and Agency Coordination
Regulatory Agreements
Assist with developing entitlement strategies, submissions and presentations as necessary.
Assist with obtaining entitlement and permit approvals for projects.
Work with City officials and Municipalities.
Ensure that timely, efficient engineering is completed
Bachelors degree preferred.
One to three years experience in land development and entitlement of projects required (or educational equivalent).
Experience in managing complex projects and large land development budgets preferred.
Construction experience preferred.
Must be computer literate with MS office suite.
Must have excellent organizational and follow-through skills. TAKE CHARGE attitude with out the need for hand holding.
Strong analytical skills.
Strong written and verbal communication skills.
Ability to travel to various locations in California if/as requested.
Ability to read and understand plans, entitlement, land acquisition agreements and other documents as required to perform duties.
Salary: Around 75K plus bonus potential and benefits.
