JOB TITLE: Regional Manager - Apartments
DEPARTMENT: Property Management
REPORTS TO: Vice President of Property Management
SUPERVISES: Property Managers, District Supervisors
FLSA STATUS: Exempt

POSITION SUMMARY:
Responsible and accountable for leading and managing apartment property personnel and portfolio performance to achieve objectives.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Direct property operations to achieve strategic and budget objectives.
- Supervise apartment personnel including recruiting, hiring, training and annual reviews.
- Provide reports regarding property performance to Senior Management coordinates company employment policies in collaboration with Human Resources.
- Complete financial analysis of operating results and coordinate annual budgets with accounting, complete financial analysis.
- Supervise any compliance requirements from affordable funding sources.
- Conduct a minimum of two site visits for each property each month.
- Participate in development working groups to facilitate reasonable operating requirements and innovative design.
- Work with accounting to establish annual profit plans and budgets.
- Work directly with construction and on-site personnel to insure a smooth transition from construction to management for lease up of new properties.
- Develop and execute marketing plans for all properties.
- Approve all property expenditures and invoices.
- Monitor delinquency collections and distribution of uncollectable accounts to collection agency by managers.
- Direct and supervise District Supervisors to maximize portfolio performance.
- Provide relief management to on-site offices as needed.
- Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- High school diploma or general education degree (GED)
- 5 years of experience
- A combination of education and experience is acceptable
- HCCP is recommended
- Language Skills – Ability to read, write, interpret and analyze business publications, technical procedures and government regulations. Ability to write and interpret reports, correspondence and manuals. Ability to effectively present to groups of people including employees, vendors and the general public.
- Math Skills – Ability to calculate discounts, interest, bonuses, proportions, percentages, and to apply concepts of algebra and geometry.
- Reasoning Skills – Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
- Computer Skills – Intermediate experience with MS Office.
- Other Skills – 3 years of Multi-family experience.
TRAINING REQUIREMENTS:
- Annually attend fair housing, section 42 and leasing classes.
- Ongoing professional development.
PHYSICAL DEMANDS:
- Rarely must stand, walk, reach with hands/arms, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
- Occasionally must sit, use hands to finger/handle/feel, talk and hear.
- Close and distance vision is required.
WORK ENVIRONMENT:
- Normally works in an environment with moderate noise.
- Rarely must be exposed to humid conditions, work near moving mechanical parts, work in high/precarious places, be exposed to outdoor weather conditions and risk of electrical shock.
