Position: Director of Development Location: Orange County (Regional Office) Company: Multi-family Real Estate Development Company
The Director of Development (possibly VP of Development) performs a wide variety of tasks directly related to the planning, advocacy, development, and financing, of affordable housing projects from acquisition through tax credit award. This position is characterized by a high degree of initiative, responsibility, accountability, and ability to work congenially with a wide variety of individuals, community-based organizations, and governmental entities.
Responsibilities Include:
• Review and inventory all available land (or land that can be rezoned appropriately) in targeted sub-markets for potential pursuit • Submission of offers, and the finalization of negotiations to acquire specific parcels of land • Prepare program guidelines for site planning • Work as part of a team with Due Diligence and Development Manager(s) to prepare initial pursuit cost budget, together with critical path steps in the due diligence process • Coordinate due diligence interface and cost expenditures • Ensure consistency with company guidelines for underwriting • Prepare submissions for municipal approvals • Prepare and update investment memoranda in cooperation with appropriate Operations Manager(s) and/or Development Manager(s) • Coordinate the overall planning and approval process, including reporting, and all municipal presentations and political interfacing • Manage pursuit costs and overall risks • Review livability and functionality of project during construction process and recommend needed adjustments • Monitor and ensure construction schedules and quality • Help select consultants and initiate the preparation of working drawings • Assist in the interface with municipalities in processing the construction documents for building permits • Interface with consultants and contractors during the course of construction • Interface with property management to ensure the smooth transition of completed development projects
Requirements Include:
• Bachelors degree with an emphasis in real estate; MBA a plus • 10+ years related experience; multi-family RE experience a plus • Computer literate with thorough knowledge of Excel spreadsheets • Strong analytical, verbal and written communication skills • Professional demeanor with a strong work ethic
Compensation Range - based on experience

- Knowledge of affordable housing development process, including funding programs such as using low income housing tax credits,State of California housing programs, federal housing programs such as HOME, MHSA, and local redevelopment area financing.

- Ability to seek creative, viable solutions to problems and coordinate many phases of project development with attention to
- detail.
- Strong analytical and computer skills.
- Ability to work independently.
- Ability to work with, communicate with, and manage a team of other development professionals and consultants.
- Possesses a valid driver’s license and able to travel within Southern California
