JOB DESCRIPTION: MULTIFAMILY DEVELOPMENT DIRECTOR – RENTAL PROPERTIES
BASIC FUNCTION:
Responsible (under the direction of Senior Management team) to prepare and execute the project business plans for multifamily rental properties including coordination and overseeing all budgeting, scheduling, design, construction contracting, change order negotiating, site inspection, building permitting, and related development activities, for projects assigned to the Director. In addition, Development Director is to provide overview and management assistance for other project managers as assigned by the head of the development department and/or other Senior Management Team members.
RESPONSIBILITIES:
1. Negotiate purchase agreements, escrow instructions & Disposition & Development agreements on properties where so assigned.
2. Prepare the business plan including financial projections, and budgets for approval of the CLIENT'S Senior Management Team.
3. Coordinate with the Chief Financial Officer and direct the Financial Analyst for project financing and project proformas respectively.
4. Coordinate with the Asset Management and Leasing division of the Company regarding tenant requirements, market research, and overall leasing.
5. Coordinate the design and public approval process including the design input, review, and approval of the Senior Management Team.
6. Review and approve project bills.
7. Prepare periodic reports (monthly or quarterly as appropriate to the specific project) summarizing project progress and issues.
8. Coordinate and contract for environmental and other engineering services as appropriate to the individual project requirements.
9. Coordinate the project design, construction budget, building utility fees and other project costs.
10. Coordinate with the Director of construction for contractor selection including sending out and evaluating responses to RFPs, negotiation of fees and contracts with selected contractors, and review of contractor qualifications and insurance requirements all for recommendation of final approval by Senior Management.
11. Assure that qualified consultants are contracted for project check sets to verify the quality of architectural and engineering documents.
12. Verify that consultants and contractors have included proper coordination with public inspection agencies and all needed utility services.
13. Coordinate with the Construction Department for needed tenant changes and contractor issues during the construction phase.
14. Approve change orders and forward to the EVP of Development for final approval.
15. See that the as built drawings are completed for each project and properly put into CLIENT's records.
16. Transition the overall project to the property management department upon the completion of construction and prepare the final report and analysis on the project budget performance and architectural services analysis.
17. Perform other duties as assigned.

EDUCATION/TRAINING:
Master in business or real estate or equivalent (minimum 10 years) experience in the field.

SALARY:
Commensurate to experience level with bonus incentives.
