Position: Director of Property Management
THIS POSITION HAS BEEN FILLED
Reports to: Owners, President, CFO
The primary responsibility is to oversee all operational aspects of a mix real estate portfolio, including the overall financial and physical operations. The Director of Property Management will lead the entire management team in day-to-day duties and interact with all departments (Marketing, Accounting, Acquisitions, etc.) and the Executive Office. Responsibilities include:
- Provide team leadership and guidance in a fast-paced work environment
- Direct and oversee all sub-market property management teams on operational issues, tenant issues, city and compliance issues
- Hire, adjust and train all staff to accomplish department goals
- Monitor and evaluate performance of staff through benchmarking, exception reporting, and statistical analysis
- Formalize reporting to the Executive Office; review/prepare monthly property summaries
- Review and monitor performance of property budgets, variances, etc.
- Provide oversight for the annual budgeting process and prepare mid-year re-forecasts
- Prepare third-party, agency and joint-venture reporting as required
- Coordinate long-term maintenance plans (capital improvement) with staff, Owners and Construction Manager
- Review and provide guidance, as applicable, on leases during the negotiation process
- Interact with city/government officials on issues/special projects, as necessary
- Maintain and facilitate inter-departmental, lender, and investor relations
- Assist in the acquisition of new properties and disposition of existing properties
- Oversee all property tax appeals
- Oversee property insurance and claims
- Oversee collections at each property and decision/action on legal pursuit
- Develop and maintain anchor tenant relations
- Review and monitor CAM reconciliations and billings
- Perform daily site visits, schedule and impromptu, of the portfolio
- Implement and maintain purchasing and approval guidelines with respect to vendor invoices and new vendor hires
- Provide comprehensive market research for each area of operation
Required and Pluses:
- Bachelor’s Degree for an accredited university
- 7 + years of residential/commercial property management supervisory experience
- Proficient with Microsoft Office applications
- Strong organizational skills with the ability to multi-task
- Affordable compliance/audit experience a plus
- Yardi, AvidXchange and Property Solutions experience a plus
- Leasing experience and negotiation a plus
- Construction/tenant coordination experience preferred
- Ability to travel
