Position:Title Commercial Real Estate Project Manager
Location: Denver, Colorado
Reports to: Project Management Lead and Client
Overview of Role
The Commercial Real Estate Project Manager is responsible for providing project tracking/analysis and approvals; influencing teams to reach project goals and objectives; managing the design and construction of capital projects throughout the client’s organization; developing and implementing project management best practices, including templates, playbooks, and other methodologies for a best in class PM capability within the client Corporate Real Estate Department; and be facile and willing to support change within the Corporate Real Estate Department of this rapidly growing company.
Key Responsibilities
The successful candidate will be able to demonstrate core competencies in the following areas:
- Develop the Project Charter, internal project budget, and schedule for each project.
- Initiate and execute project best practices according to PMI Standards.
- Track progress of projects against goals, objectives, timelines and budgets.
- Manage the client’s annual Capex budgets related to real estate spend.
- Develop benchmarks, metrics, and reporting (Regionally, QoQ and YoY).
- Reconcile Tenant Improvement allowance.
- Develop project management systems, methodologies, and processes for client corporate-wide implementation.
- Negotiate agreements/contracts with architects, engineers, general contractors, and other vendors.
- Manage the service delivery of project teams.
- Initiate and develop a Quality Management System.
- Manage and direct, on an as-requested basis, the work of other project managers.
- Review lease documents, outline work letter and negotiate and/or provide input for work letter issues.
- Identify opportunities for and then support Client Procurement in the negotiation of global and regional preferred vendor contracts.
- Develop and deliver internal presentations for project approval and status.
- Translate strategic plans into actionable program and project plans, including development of conceptual cost estimates for those plans.
- Promote an atmosphere of teamwork and positive service attitudes with all employees.
Requirements
The successful candidate will possess the following required degrees, certificates or competencies:
- Bachelor’s Degree in Architecture, Construction Management, Business or Real Estate preferred.
- 5+ years’ experience managing the design and construction of capital projects within a Corporate Real Estate environment.
- Proven ability to work with minimal direction in a team environment.
- Professional registration/certification (AIA, PE, PMP, LEED AP) LEED Accreditation and knowledge of green construction preferred.
- Advanced computer skills and working experience with MSProject, Excel, Word, PowerPoint, Email and other non-proprietary project management tracking software.
- Familiarity with project management software tools. Maintain awareness of new and emerging technologies and the potential application to HIS Project Management delivery.
- Ability to read and understand architectural/engineering construction documents.
- Knowledge of lease work letters, contracts, and construction practices.
- Excellent organizational skills.
- Strong written and verbal communications skills as well as strong interpersonal skills.
- Team player who respects each team member’s roles and responsibilities and is experienced in developing a team building ethos.
- Self-starting problem solver who has worked successfully in a corporate environment and who understands the dual nature of the position: representing client’s corporate real estate department to the end-user (“client”) and meeting budgets, schedules, and delivering on the Project Plan.
- Detail oriented resulting in high accuracy and the ability to multi-task in a fast-paced environment.
- In depth understanding of Project Management methodology and standards for accurate definition, management and reporting of projects to ensure on time and on budget deliverables.
