    General Overview: The Senior Project Superintendent is responsible for the complete supervision of the project including scheduling, sequencing, subcontractor management and direction, safety, agency coordination and inspections, utility coordination, scheduling and inspections. The Project Superintendent performs the above tasks under the general direction of the Vice President of Construction. The Senior Project Superintendent takes project specific direction from the Senior Project Manager and Senior Management Staff

    Responsibilities/Duties:

    I. Budget

    A. The Project Superintendent manages the Subcontractors to perform their work according to their contract agreements.

    B. The Project Superintendent manages the Subcontractors to avoid unnecessary additions to scope or costs.

    C. The Project Superintendent reviews and makes recommendations with respect to all proposed Subcontractor Change Orders.

    II. Construction Documents

    A. The Project Superintendent shall study, understand, and coordinate the work as detailed in the construction documents and ensure that the work is carried out in accordance with the Contract Drawings, Specifications, Bulletins, Shop Drawings, Design-Build Plans, RFI and correction notices.

    B. The Project Superintendent shall ensure that safety is practiced at all times on and around the site in connection with the work.

    C. The Project Superintendent will request additional information from the available sources when there are conflicts, inconsistencies, or gaps in the construction documents.

    III. Schedule

    A. The Project Superintendent shall study and understand the project production schedule.

    B. The Project Superintendent shall direct, sequence, coordinate and schedule the work and subcontractors according to the project schedule.

    C. The Project Superintendent shall anticipate upcoming operations and make advance orders of materials, equipment, and manpower according to the project production schedule.

    D. The Project Superintendent shall communicate critical path information to the Subcontractors and Suppliers according to the “two week look ahead” schedules each week.

    E. The Project Superintendent shall run the weekly Subcontractor Safety and Production Meeting each week.

    F. The Project Superintendent shall ensure quality construction from the ground up.

    IV. Project Liaison

    A. The Project Superintendent shall interface with the onsite client company executives, and personnel that are involved with the project.

    B. The Project Superintendent will act as a Liaison with all agency representatives that visit the site.

    C. The Project Superintendent will schedule and attend all inspections for all agencies.

    D. The Project Superintendent will schedule and manage all Consultant inspections.

    E. The Project Superintendent will oversee the tenant and building turn-over process.

    V. Qualifications

    A. The Project Superintendent shall have at least 15 years experience in building new Retail and Commercial construction projects.

    B. The Project Superintendent shall have experience in construction management software programs, such as MS Word, MS Excel, MS Outlook, MS Project and ProLog.

    C. The Project Superintendent shall have excellent people management and communication skills.

    D. The Project Superintendent shall be well versed in construction site safety practices.

    E. A Construction Management or equivalent degree is preferred but not required.

    Controller for Commercial General Contractor:

    Hands on.  No job too big, no job too small. Broad responsibilities. Team Player. Through the efforts of the Controller , all accounting procedures and functions are managed. The Controller has responsibility for all financial records, payroll , banking and daily operation of the accounting department. The Controller derives authority from the President and is granted full authority to carry out the duties set forth in the job description.

    General Position Description: This is a management level position responsible for all aspects of the Accounting and Finance. This individual will develop a system of financial controls and reporting for all projects to include monitoring and reporting of the project budget, monthly and year end GAAP financial reports and job costing.

    Leadership Skills: Ability to successfully manage personnel providing leadership, mentoring, coaching and guidance Ability to resolve conflict, negotiate Ability to delegate. Ability to successfully manage external accounting firms.

    Responsibilities - The Controller's principal duties are to perform all required accounting functions of the company in a timely and accurate manner. Provide reports and schedules to the company's CPA Firm in the preparation of all financial statements. In order to perform these principal duties the following must be properly fulfilled:

    1. Have a complete and thorough knowledge of all accounting functions and procedures.

    2. Must have thorough knowledge of the Construction Integrated Job Cost and General Ledger Software Accounting Systems of the company. Proficient with other computer software systems for the preparation of reports, spreadsheets and other accounting analysis that may be required by management. If needed be able to suggest and implement new systems.

    3. Accurately and timely prepare weekly field and office payrolls, making proper federal, state and 401K deposits into respective accounts.

    4. Accumulate job cost data from weekly payroll reports, materials and subcontract billings in order to prepare weekly cost reports for each project.

    5. Maintain all company operating, payroll, savings and investment banking accounts including deposits, disbursements and balancing.

    6. Monitor daily cash balances in operating, savings and investment bank accounts to cover obligations and maximize interest earnings.

    7. Prepare monthly cash projection reports.

    8. Prepare bi-weekly trial balance reports.

    9. In conjunction with Project Manager prepare and post all monthly AIA invoices.

    10. On quarterly basis complete federal and state payroll tax returns and necessary deposits to our bank.

    11. Process and issue all accounts payable and subcontractors payments.

    12. Accrue, prepare and remit appropriate sales taxes due

    13. Generate monthly recaps for Workers Compensation and General Liability insurance premiums.

    14. Generate monthly Aged Trial Balance spreadsheet, 401K recap and Builders Risk Insurance.

    15. Maintain employees Personnel files including all tax forms, Insurance Records, 401K records, Employment and Drug Test Records.

    16. Assist and review with management employees Health Insurance, 401K, benefits programs and other HR related functions that require accounting oversight

    17. Perform fiscal year end accounting close outs with CPA. Spearhead Long term planning and tax strategies.

    18. Process employee year end W2's and 1099 Forms distributing to employee/payee and appropriate Federal and State Agencies.

    19. To verify subcontractors and vendors meet all requirements of contract agreement prior to any payments. Work with project management and banks to insure proper pay applications and draw requests.

    20.  Interface with bonding company.

    21. To maintain all accounting files and records on each project.

    21. To interface with Project Manager and Superintendent to accurately charge & code invoices to proper Job Cost and General Ledger.

    22. Have thorough knowledge of Procedures Manual.

    23. Compliance with federal state and local agencies regarding personnel and licensing.

    24. Insurance functions, procuring and managing the company insurance.

    25. Risk Management,  help Operations people with risk management issues.

    26. Manage and assist with company assets like IT, vehicles, tools and equipment.

    The above outline of duties is not arranged in order of priority. These duties are not meant to restrict initiative, but rather to describe minimum activities. Those duties will from time to time be altered by the President to suit the needs of the company.

    Our client is seeing a candidate that has extensive experience in retail development project management and will have demonstrated professional skills in managing significant commercial and/or residential development and construction projects in Southern California. The key attributes of this position include the following education, skill sets and experience:

    • Recruiter notes: Client prefers a candidate with 10-15 years out of school retail real estate development experience. Beyond that experience is more than they want.
    • A relevant education background in civil engineering, architecture, architectural engineering, construction management or similar and related development disciplines.
    • The ability to manage significant development or redevelopment projects including the entitlement process, permits, infrastructure and environmental issues, architectural plan reviews, contractor bidding and construction management and administration, site and public agency coordination and third party project relationships
    • Demonstrated leadership and success in managing commercial-retail, multi-family residential and/or mixed use projects requiring or involving both site and built construction elements (renovation/redevelopment). This experience should include the ability to apply the full spectrum of skills required in the development and construction process.
    • Be local to Orange County

    Generic Job Summary:
    Responsible for the monthly accounting of real estate properties, in multiple states,  including the preparation and analysis of financial statements and the compilation of reports for monthly internal and corporate management usage.
    Job Duties and Responsibilities:
    • Preparation, review, and management of monthly financial statements and various other supporting schedules provided by  property managers for commercial operating properties as well as accounting responsibility for in-house operating and development projects.
    • Prepare focus reports and summaries for monthly financial statements, which includes detailed variance analysis.
    • Prepare balance sheet reconciliation’s.
    • Perform various asset management support tasks.
    • Analyze monthly P&L fluctuations for operating properties and budget vs. actual costs for properties.
    • Assist with the year-end audit and tax return preparation.
    • Review project proformas, loan agreements, investment summaries, lease agreements, purchase and sale agreements, development management agreements, and other legal documents, as applicable.
    • Participate in special projects related to accounting systems, internal/external reporting, and other special division and corporate requests as necessary.
    • Heavy interface with internal property management personnel and internal CAO and Executive Vice President.
    Calculate quaterly distributions and contributions
    Prepare bank reconciliations and record cash receipts
    Prepare monthly and year-end journal entries
    Review and maintain general ledger activity


    Knowledge and Skills:
    • Excellent organizational and communication skills.
    • Ability to coordinate and perform multiple tasks simultaneously.
    • Self-starter able to work within a fast-paced, dynamic, team-oriented environment with fixed internal and external reporting deadlines.
    • Ability to work efficiently with minimal on-site supervision.

    Education and Experience:
