Retail Project Manager, North Los Angeles, County (no relocations sorry) WE ARE PRESENTLY AWAITING A SIGNED CONTRACT IN ORDER TO RELEASE THIS SEARCH.
responsibilities are to manage and execute the due diligence, entitlement, permitting, construction, and turn over process for our developments and major remodeled or rehabilitated shopping centers. This is to be done in an efficient, clear, and concise manner, delivering the buildings on time and on budget while exceeding the expectations of our company. Providing our company with accurate information, meeting our schedules and budgets, giving consultants clear direction and managing consultants in terms of schedule, content, completeness, accuracy, and coordination are of critical importance. As is clearly establishing accountability and giving constructive feedback. Our style of management is to be proactive, to anticipate, to plan ahead and to approach our projects with a team spirit.
Pre-Development
Work with and manage consultants regarding Due Diligence Reports, Signage Packages, Site Plans, project budget, and project schedule . Includes working with our architects and engineers regarding site plan, building design issues, and value engineering with our consultants.
Physical Due Diligence
Work with and manage consultants regarding Phase I (& Phase II if required) environmental investigations and reports, asbestos investigations and reports, geotechnical investigations and reports and ALTA surveys.
Entitlements
Work with consultants and company’s architect regarding site plan and building design issues. Work with consultants and respective cities regarding site plan design and building design; Design Review, CUP, signage, alcohol license, and entitlement processes. Work with a contractor to assist in preliminary construction budgets.
Obtain company approval of all site plan, building elevations, and signage changes from the original approved company documents.
Construction Drawings & Permitting
Work with and manage the design team during the preparation of construction drawings, and permitting, while coordinating with the respective city.
Bidding, Construction & Turnover
Work with the design team and bidding contractors during the bidding process and making certain that the bids we receive have properly scoped the work. This position will also be responsible for reviewing construction contracts to make certain that the company is adequately protected.
Work with and manage the general contractor during construction and understand and negotiate when change orders are necessary.
Manage the store turnover process to the individual tenants. This will involve communicating with the tenants, review of the Landlord Work requirements in tenant leases to make sure their specs are incorporated into our plans, making sure they have copies of our plans at an early date to assure they are ready for our turnover, and issuing turnover letters at the appropriate time.
Needed Skill Set
The person filling this position needs to be well organized, keeping very specific schedules for each project. This person also needs to be energetic with a strong background in development. Applicant should have good design and construction background, computer skills (Excel, Word, Projects and Microsoft Outlook) and good communication skills.
Salary is up to 120K (no more) plus performance based bonus. Some benefits.
