Windsor Pointe, a sustainable and inclusive supportive housing community in Carlsbad, Calif., has opened its doors to residents. The property totals 50 fully affordable units, with up to 24 apartments set aside for homeless individuals experiencing mental health challenges. The community targets veterans and their families, who earn between 25 and 60 percent of the area median income.

Developed by Affirmed Housing, Windsor Pointe encompasses studio, one-, two- and three-bedroom floorplans across two buildings. Common-area amenities include community rooms and parking garages. The GreenPoint-rated property is enhanced with modern energy- and water-saving systems.

In terms of on-site services, Windsor Pointe provides education, health and wellness, computer proficiency and career building classes, as well as supportive care for veterans and individuals experiencing severe mental illnesses.

Located at 3618 Harding St. and 965 Oak Ave., the property is next to Interstate 5, which provides easy access to downtown San Diego. There are several dining options, retail spaces and entertainment venues in the proximity, such as Ocean’s Eleven Casino, Carlsbad’s State Beach and The Shoppes at Carlsbad.

Affirmed Housing received various funds from different financing sources for the $31 million project, including $10.1 million from the state-run No Place Like Home (NPLH) program, according to the City of Carlsbad records. The County of San Diego Health and Human Services Agency provided a $6.5 million construction loan, while the California Municipal Finance Agency granted $12.5 million in financing, according to Yardi Matrix data. A second construction loan of $3.7 million came from the City of Carlsbad.
