Affirmed Housing has begun its construction of Estrella, a four-building, 96-unit 75,910-square-foot affordable housing community located at 604 Richmar Ave. in San Marcos, Calif.
The developer is building the project alongside the city and county governments of San Marcos and San Diego County and WNC, with financing from Banner Bank.
Affordable amenities
Construction of Estrella, is taking place alongside another one of Affirmed Housing’s affordable projects, Alora, a 100-unit affordable community located at 604 Richmar Ave. Estrella’s architectural, engineering and landscaping design are being spearheaded by DAHLIN Group Architecture Planning, Masson and Associates and form/work Landscape Architecture, respectively.
At full build-out, Estrella will be sectioned into one-, two- and three-bedroom units, designated for individuals and families earning between 30 and 80 percent of the area median income. The buildings will offer shared laundry rooms, with two of their three-bedroom units accommodating live-in property managers. In addition to the residential areas, the property will feature a community building that includes a computer room, kitchenette, barbecue area and bicycle storage. Alongside the community building, there will also be a recreation area for the property’s teenaged residents, as well as 171 dedicated parking spaces with electric vehicle charging stations.

Residents will have access to resume building, computer training, financial literacy and parenting resources, as well as dedicated health and wellness programs. Additionally, Estrella will have an onsite coordinator who will plan community events, such as bonding activities and holiday parties.
Estrella’s location on Richmar Ave. places it near several local conveniences, including ample public transportation, grocery stores, a pharmacy, public parks, a library and an adjacent middle school. Downtown San Diego is 33 miles to the south.
The construction of Estrella and Alora brings Affirmed Housing’s San Diego-area portfolio of affordable communities to 21 properties totaling 2,011 units, according to Yardi Matrix data. In February, the firm opened The Orchard at Hilltop, a 113-unit community in downtown San Diego. Elsewhere in San Diego County, BRIDGE Housing recently broke ground on 1380 Laurel Tree Lane, a 70-unit affordable community it is constructing in partnership with the city of Carlsbad.
