Services for the UnderServed, CB-Emmanuel and the NYC Department of Housing Preservation and Development have opened 461 Alabama Ave., a 71-unit affordable supportive center in New York City’s Brooklyn borough.

The new community comprises 43 supportive units designated for formerly homeless individuals with substance use disorders and mental illnesses, while 27 affordable units are set aside for low-income residents earning below 60 percent of the area median income.

Newman Design designed the project and The Penta Group served as general contractor. The financing team included Corporation for Supportive Housing, the NYC HPD, JPM, The Richman Group and Bellwether Enterprise.

CB-Emmanuel will manage the property, while S:US will provide social services via an NYC 15/15 award from the Human Resources Administration. The social and supportive services include substance use and recovery counseling, medical and symptom management, case management and leisure and recreation support.

New supportive housing close to metro station

The new community incorporates studios, one- and two-bedroom floorplans. Common-area amenities at 461 Alabama Ave. include a landscaped courtyard, a recreation room, a computer room and laundry facilities, among others. The building also features solar panels and Energy Star-rated appliances and finishes, which meet Enterprise Green Communities standards.

Constructed on a once vacant plot previously owned by the city, the property is on a site offered to the private-public partnership through the NYC Housing Preservation & Development 2015 M/WBE Building Opportunity RFP. The 461 Alabama Ave. community is located in the Brownsville neighborhood of Brooklyn. The property is situated within walking distance of the 2, 5, and L trains, in an area with several dining options and retail centers.
