1817 MF – Director of Preconstruction Multifamily

Our Client is a full service, national real estate company that develops, builds and manages residential multifamily housing. We are currently seeking a Pre-Construction Director to join their team in Phoenix, AZ. The Pre-Construction Director multifamily construction will report directly to the President of Construction and support the Construction team.

The Pre-Construction Director will participate in all aspects of developing scopes of work, plan review, analyzing proposals, and various aspects of estimating/takeoffs for the construction of multifamily apartments in Portland, Northern California (SF, OAK, SJ), Southern California, Phoenix, and Las Vegas.

Responsibilities:

    • On-Screen takeoff of exterior elevations, unit and overall floor plans, civil engineering plans
      Assist in developing sub-contractor bid list in regional markets
    • Work with VP of Pre-construction on preliminary estimates, takeoffs, project management
    • Analyze proposals for bid support qualifications and comparisons of subcontractor’s proposals
    • Manage and maintain all projects, personnel, and documentation on Procore, an online interface program for project management
    • Travel to deliver presentations regarding all Procore topics to new project admins, engineers, managers, directors, and Vice Presidents
    • Manages all project admins using DocuSign, an electronic signature program
    • Pre-Construction Director multifamily construction and estimating
    • Assist with the turnover finished projects’ units to property management on special-needs basis
    • Experience in Programs: On Screen Takeoff, MS Project, MS PowerPoint, MS Excel, MS Word, MS Outlook

Requirements:

    • 5-7 years’ experience in multifamily Pre-Construction/Estimating required
    • Bachelor’s degree in Construction or Building Construction Management or related degree with an emphasis in estimating
    • Must be a self-starter, highly motivated, and goal-oriented
    • Knowledge of construction processes
    • Strong analytical and problem-solving skills
    • Effective organizational, prioritization, and time management skills
    • Flexible and able to handle multiple projects and tasks simultaneously
    • Ability and willingness to travel to various locations throughout the country as required.
