
Over the past decade, Bedrock, one of Detroit’s most prolific developers, has been transforming eight mostly vacant acres in the city’s Brush Park neighborhood into City Modern, a mixed-use, mixed-income development with 20 newly constructed buildings and three rehabilitated historic mansions featuring 450 new residences.
The development, which is now officially complete, has a total of 340 multifamily rentals, including a 54-unit affordable housing property for residents 55 and older. It also includes 105 for-sale units and five condominiums created from the restoration of three Victorian-era mansions.
The mixed-use project includes 31,000 square feet of retail space that adds to the walkability and accessibility of the new neighborhood located near the city’s Central Business District. The project spans John R Street, Edmund Place and Beaubien Street. Retail tenants include Brushery, a locally owned dental practice; Brush Park Bodega, a corner café, bar, market and community gathering spot; and Leña, a restaurant featuring Spanish cuisine.

Bedrock collaborated with six architectural firms to design the City Modern master plan. They are Hamilton Anderson Associates, McIntosh Poris Architects, Merge Architects, Lorcan O’Herlihy Architects, Studio Dwell and Christian Hurttienne. The company also worked with Hunter Pasteur, a Michigan-based luxury homebuilder, on two parts of the development: the Carriage Homes at City Modern and the Townhomes at City Modern.
Residential breakdown
The Residences at City Modern have the most rental units across the development. Spanning eight buildings, The Residences have total of 286 apartments with a mix of studio, one-, two- and three-bedroom layouts. They all feature open floorplans and amenities such as rooftop terraces, gathering spaces and a fitness center. The buildings are located at 440 Alfred St., 265 Alfred St. 320 Edmund Place, 290 Edmund Place, 200 Edmund Place, 2853 Brush St., 2665 Brush St. and 2660 John R St.
The Flats at City Modern, located at 124 Alfred St., was completed in April 2019 and provides 54 units of affordable housing for residents 55 years and older. Hamilton Anderson Associates designed the building, according to reporting by Multi-Housing News. The property consists of one-bedroom units ranging in size between 600 and 735 square feet. Community amenities include a fitness center, rooftop terrace, lounge and gated underground parking.
The Carriage Homes at City Modern offer 53 duplex-style units designed by Merge Architects and built by Hunter Pasteur to reimagine the area’s traditional carriage houses of the past. The homes have shared courtyards, a network of common spaces and are located among pedestrian-friendly alleyways.
The Townhomes at City Modern, 52 for-sale units, were designed by Studio Dwell Architects in collaboration with Hamilton Anderson Associates and developed by Hunter Pasteur. The multi-level residences feature two- to four-bedroom floorplans with floor-to-ceiling windows, a private second-floor terrace, rooftop deck and two-car garage.
Bedrock also preserved three historic mansions, transforming them into a total of five condominium homes with luxury finishes.
Area amenities
Located between downtown and Midtown Detroit, City Modern residents are close to the QLINE, the free, public transit system with stops throughout the city. The new neighborhood is a short distance from Eastern Market, the largest historic public market district in the U.S. It is also near the city’s sports and entertainment district, including Little Caesars Arena, which is directly across the street and the home of the Detroit Pistons and Detroit Red Wings. Ford Field, where the Detroit Lions play, and Comerica Park, home of the Detroit Tigers, are also nearby.
More Bedrock developments
Since 2011, Bedrock has invested and committed more than $7.5 billion to develop and restore more than 140 properties totaling more than 21 million square feet in Detroit and Cleveland. The company’s portfolio includes residential, retail, office, hospitality, industrial and data centers.
Late last year, Bedrock and General Motors unveiled a $1.6 billion plan to redevelop the Renaissance Center by demolishing two of the five original towers and converting the central tower into residential and hotel space. The remaining towers will include more residential space as well as offices. Bedrock is also planning to establish a 200,000-square-foot life science hub in downtown Detroit.
