Avanti Residential Housing and the nonprofit East Carolina Community Development have formed a partnership to develop Battle Bridge Apartments, a $50 million affordable housing community for seniors in Raleigh, N.C. Construction is slated to begin in summer of next year.

Located along Battle Bridge Road, southeast of downtown Raleigh, the 32-acre community will feature 50 quad-style residential buildings with one- and two-bedroom units, with a presumed total of 200 units. The property will include walking paths and sitting areas within its landscaped grounds.

According to the developers, the project prioritizes social services, sustainability and energy-efficient design. The first units are expected to be ready for occupancy in 2027.

Denver-based Avanti Residential is an owner-operator of market rate and affordable housing, managing over 11,000 units in eight states. East Carolina Community Development, founded in 1995, specializes in developing affordable housing in North Carolina.

Avanti expands rapidly

Avanti Residential, a multifamily investor and operator, formed Avanti Residential Housing earlier in 2025 to lean into affordable housing development activities, with a particular emphasis on Low-Income Housing Tax Credit-based (LIHTC) construction, acquisition and preservation. Avanti Residential Housing is initially focusing on high-growth metropolitan markets.

The move not only strengthens the company’s presence in existing markets but it also serves as a catalyst for growth into new high-demand regions, Avanti Residential President and CEO Christian Garner said in a statement.

North Carolina metros like Raleigh-Durham count as residential growth markets. The number of households in the state is projected to increase by 5 percent (218,160 households) between 2024 and 2029, according to an analysis commissioned by the NC Chamber Foundation. 

By the end of this decade, the forecast housing gap will expand to 764,478 units, of which 322,360 will be rental and 442,118 for-sale units, according to the report.
