Broadway Street Development has delivered The Preserve at Mustang Creek, an $88 million, 252-unit affordable housing community located in Red Rock, Texas, an Austin suburb. The community is geared towards renters earning 30 to 60 percent of the area median income.
The Texas Department of Housing and Community Affairs provided partial funding for the project.
Construction on The Preserve, located at 1401 County Road 118, began in December 2023. Built by Cadence McShane Construction Co. and designed by Merriman Anderson Architects, the garden-style property includes sustainable features like solar energy, intended to reduce operating costs and environmental impact. A solar carport will offset 90 to 100 percent of the communal electricity consumption.

The Preserve has a mix of one- to four-bedroom floorplans ranging in size from 736 square feet to 1,382 square feet. Unit interiors include kitchen islands, granite countertops, stainless steel appliances, wood-style flooring and full-size washers and dryers. Other features include walk-in closets, ceiling fans, linen closets, pantries and private patios or balconies.

The three-story garden-style buildings are centered around the clubhouse, which includes a fitness center with a dedicated spin room, a café kitchen, an activity room and indoor playscape. Other community amenities include an outdoor swimming pool, picnic areas with barbecue grills, an outdoor playground and package room. Covered parking is available through carports and detached garages.
Previous projects
Cadence McShane and Merriman Anderson Architects have worked together in the past. In April 2024, Conor Commercial Real Estate broke ground on The Flynn at Live Oak, a 327-unit multifamily development in downtown Dallas. Cadence McShane served as general contractor while Merriman Anderson Architects designed the project that included joint venture partners Globe Corp. and Origin Investments. The five-story luxury apartment community was completed late last year.
