GFP Real Estate, LLC has announced two lease extensions at 209 West 38th St., totaling 2,769 square feet in the Garment District. Denmark’s MOLO secured 1,869 square feet for showroom and office space on the tenth floor. Fab Asia International extended its 900 square feet lease on the same floor.

Mathew Mandell of GFP Real Estate represented the landlord and the tenant in the direct transaction. MOLO entered in 2020, while Fab Asia has been a tenant since 2022. Built in 1910, 209 West 38th Street is a 12-story, 160,000-square-foot office building. The building hosts fashion tenants and Ben’s Kosher Delicatessen.

“We continue to see fashion-related companies extend their leases as they make plans for further growth,” said Mandell.  “The Garment District is still the City’s leading destination for international companies looking to expand their reach stateside.”
