Intracorp has received a green light from the Austin City Council to build Leland South Congress, a 270-unit condominium complex. The zoning decision grants the developer the right to knock down several standing commercial properties to build the 90-foot-tall residential community.

The redevelopment would be spread across five lotsĀ at and around 2105 S. Congress Ave.

12% of the units must be affordable for households earning 80% or less of the median family income, or a fee must be paid instead.

Leland South Congress will rise seven stories and house a combination of studio, penthouse, one-, two- and three-bedroom condos. The Austin Business Journal reports condos will range from 500 to 3,000 square feet.

23,000 square feet of retail and restaurant space will be included at ground level.

Construction is expected to take two years.
