
Wood Partners has broken ground on The Edgewater, a 328-unit multifamily community located in Orlando, Fla. The project is taking shape along Lake Fairview, with 56 units set to include waterfront views.
The Edgewater is part of Wood Partners’ attainable housing initiative, which aims to produce lower-cost apartments in suburban areas. The community will include a mix of one-, two- and three-bedroom units with interiors including granite countertops and stainless steel appliances.
The site is located on Lee Road, providing close access to Interstate 4. Downtown Orlando is about 5 miles away, and Orlando International Airport is within 25 miles. The Edgewater will also be situated among several retail and dining hubs, including Winter Park Village and Edgewater Drive.

In July, Wood Partners sold Alta Deco, a 297-unit garden style community in Orlando for $90 million. Bonaventure Senior Living purchased the property as part of a 1031 exchange, which is located about 20 miles away from The Edgewater site.
Wood Partners continues building spree
Atlanta-based Wood Partners now owns and operates more than 80 properties across the country, totaling about 25,000 units. The firm has opened or begun development on several multifamily projects in the Southeast this year. In June, the company broke ground on Alta Bethpage, a 336-unit community in Durham, N.C., which is scheduled to be completed in the first quarter of 2027.
Earlier in the year, Wood Partners also started work on three other multifamily properties, also part of the firm’s attainable housing program. Those communities, which total 809 units, are located in the Atlanta, Nashville, Tenn., and Palmetto, Fla., markets. They are expected to open in 2026.
